Renuka Talwar, daughter of DLF Chairman KP Singh, has made headlines by purchasing a bungalow in Delhi’s prestigious Lutyens Bungalow Zone (LBZ) for Rs 435 crore. This transaction is now one of the largest real estate deals in Lutyens’ Delhi in recent years, according to media reports.
The bungalow, located on Prithviraj Road, was sold by Kamal Taneja, Managing Director of TDI Infracorp. Spanning a plot size of 4,925 square meters with a built-up area of approximately 1,189 square meters, the property was sold at a rate of ₹8.8 lakh per square meter.
As per current circle rates, the property is valued at Rs 383 crore. This high-value transaction surpasses the last major deal on Prithviraj Road, where Harish Ahuja of Shahi Exports bought a 2,650 square meter plot for Rs 173 crore in 2015 at Rs 6.53 lakh per square meter.
Renuka Talwar is married to GS Talwar, a non-executive director at DLF. Her father, KP Singh, already owns two bungalows on Dr. APJ Abdul Kalam Road in the same area.
The LBZ spans approximately 3,000 acres with about 1,000 bungalows, out of which only 65-70 are privately owned; the rest are allocated for government use. While this deal is a highlight, the LBZ real estate market has seen fewer high-profile transactions in 2016 compared to previous years, partly due to a pricing mismatch between buyers and sellers.
VC Burman of Dabur Group purchased a Rs 160 crore bungalow in Golf Links in December.
Rajiv Rattan, co-founder of Indiabulls Group, acquired a bungalow on Amrita Shergill Marg for Rs 220 crore in September. Kabul Chawla of BPTP sold a bungalow in Golf Links for Rs 65 crore. Santhosh Kumar, CEO of Operations at JLL India, noted the relative slowdown in the area this year.
